Quick Answer

If you’ve served — active duty, veteran, Guard or Reserve, or you’re an eligible surviving spouse — a VA loan can let you buy in Southwest Florida with no down payment and no monthly mortgage insurance. It isn’t free money and it isn’t automatic: there’s a one-time funding fee, you still have closing costs, and eligibility has to be established up front. But for eligible buyers, it’s usually the strongest loan on the table, and it’s the first one worth reviewing.

What VA actually gives you

No down payment. For eligible borrowers buying within VA loan limits, the down payment can be zero. That alone changes the math for buyers who have income and credit but haven’t saved a down payment yet.

No monthly mortgage insurance. Conventional loans with less than 20% down charge PMI every month, and FHA charges mortgage insurance too. VA doesn’t. Over the first years of a loan, that’s a real monthly difference.

Your benefit can be used again. A VA loan isn’t once-in-a-lifetime. If you’ve used it before, you may still have entitlement available — worth checking before you assume you’re out.

The costs nobody mentions

The funding fee is real. VA charges a one-time funding fee that helps keep the program running. It can be rolled into the loan, which is why “no down payment” still works — but it’s a cost, and it belongs in the comparison. Some veterans are exempt, including those receiving VA disability compensation, so the first step is finding out whether the fee even applies to you.

Zero down is not zero cash at closing. You’ll still have closing costs — appraisal, title, taxes, insurance, prepaid items. Sellers sometimes agree to cover some of those costs, but that’s a negotiation on each contract, not a guarantee built into the loan.

Eligibility comes first. The Certificate of Eligibility is what proves your entitlement. It can usually be pulled quickly, but it’s step one — before house hunting, not after you’re under contract.

Condos need project approval. A condo has to be in a VA-approved project. If a condo loan gets denied over approval, that isn’t always the end of the story — the video above is exactly that situation, and it’s often fixable or avoidable with the right check up front.

Who should start with VA

If you have VA eligibility and you’re buying a home to live in, VA should be the first scenario reviewed — even if another lender quoted you something else first, and even if you’ve been told no on a VA loan before. Denials are sometimes about the property or the paperwork, not about you.

If the file can work, I’ll lay out the plan. If it can’t, I’ll say so and explain what would need to change.

FAQs

Do VA loans really require no down payment?

For eligible borrowers, yes — that’s the core benefit. You still have closing costs, and the funding fee can be financed into the loan, so “no down payment” doesn’t mean “no money at closing.”

What is the VA funding fee?

A one-time fee VA charges to sustain the program. The amount depends on your service, down payment, and whether it’s your first use. It can be rolled into the loan amount, and some veterans — including those receiving VA disability compensation — are exempt.

Do VA loans have mortgage insurance?

No monthly mortgage insurance. The funding fee replaces it, which is one reason VA payments often compare well even against low-down-payment conventional loans.

Can I buy a condo with a VA loan?

Yes, if the condo project is VA-approved. If a project isn’t approved, that loan can’t proceed on that unit — but there may be other units, other projects, or another path. It’s worth a check before you give up on a place.

How do I know if I’m eligible?

Your Certificate of Eligibility confirms it. I can help you pull it and review the full scenario — service history, credit, income, and the property — before you start shopping.
